Canal View: Value With a Waterfront Feel

Canal-view properties offer a slightly different proposition. Areas such as Business Bay give residents a waterfront setting while remaining close to Downtown Dubai, commercial districts and major transport routes. The lifestyle may be less resort-focused than a beachfront location, but the entry price can also be more accessible. That difference matters for investors. According to Bayut’s H1 2026 sales market report, apartments in Business Bay recorded an estimated average ROI of around 6.29%, compared with approximately 5.88% in Dubai Marina. This does not mean every canal-view property will outperform every sea-view apartment. But it highlights an important investment principle: A lower acquisition cost can sometimes produce a stronger percentage return. For an investor focused primarily on rental yield, a well-priced canal-view apartment could therefore make more financial sense than paying a substantial premium for a sea view.

Rental Demand: Both Can Perform Well

Waterfront living remains attractive across Dubai. Dubai Marina continued to rank among the city’s most popular areas for luxury apartment rentals in H1 2026, supported by its waterfront environment, established amenities and lifestyle appeal. Business Bay also benefits from a different type of demand. Its location near Downtown Dubai attracts professionals, executives, couples and residents who want central connectivity without necessarily requiring beachfront living. This means the tenant profile can differ. A sea-view unit may appeal more strongly to:

Sea-view properties often have an advantage when it comes to emotional appeal. An uninterrupted sea view can make a property more memorable and help differentiate it from competing units in the same building or community. That can be particularly valuable in the luxury segment. Canal views, however, can also command premiums — especially when the property has a high floor, unobstructed outlook and direct waterfront access. The important word is unobstructed. Investors should never assume today’s view will remain unchanged. Before buying, it is worth checking:

* Future construction

* Master-plan developments

* Building height restrictions

* Upcoming infrastructure

A property marketed as having a premium view today could become less attractive if another tower is later built directly in front of it. Don’t Ignore Service Charges Another factor that can significantly affect net returns is the cost of ownership. Premium waterfront developments can come with higher service charges because of facilities such as:
