Yas Island has built its reputation on grandiose ideas. Ferrari World, Yas Marina Circuit, Warner Bros. World and SeaWorld Abu Dhabi all turned a stretch of reclaimed land into one of the region's most recognisable entertainment destinations. Now Aldar is preparing to add a residential chapter to that story with Yas Point, a waterfront community valued at AED 6 billion (around USD 1.6 billion) that will occupy one of the island's final major undeveloped plots.

A New District on Yas Island's Northern Shore

Yas Point is planned across an area equivalent to eighty-four football pitches, making it one of the largest single masterplans Aldar has undertaken on the island. Once complete, it is expected to house close to 5,000 residents across approximately 1,600 homes, alongside a five-star resort, an international school, and a full stretch of beachfront leisure space.

What sets the project apart from Aldar's earlier Yas Island launches is its position directly on the water. While several existing communities on the island are built around canals or internal gardens, Yas Point sits on the northern shoreline, giving future residents direct access to the beach rather than a view of it from a distance.

The development also arrives at a significant moment for Yas Island's broader growth story. Disney Abu Dhabi and Sphere Abu Dhabi are both planned nearby, adding to an already dense cluster of attractions that includes Ferrari World, Yas Mall, Yas Marina Circuit and Yas Links golf course. For a masterplan of this scale, proximity to that pipeline of entertainment and tourism assets is central to its positioning.

What the Masterplan Includes

Aldar has described Yas Point as bringing together residential, hospitality, education and leisure use within a single, connected district. The residential offering is expected to include:

  • Apartments and branded residences

  • Townhouses and waterfront villas

  • Homes overlooking parks, gardens, or the coastline.

A five-star resort sits at the centre of the plan, positioning hospitality led living as one of the community's main draws rather than an afterthought. Beyond housing, the development is set to include an international school designed for approximately 3,600 students, public parks, wellness focused outdoor spaces, water taxis, and dedicated cycling routes.

The intent, according to Aldar's own framing of the project, is to build a complete neighbourhood rather than a cluster of residential towers with amenities added around the edges.

Connectivity Across Yas Island

Location has long been one of the strongest selling points for developments on Yas Island, and Yas Point is designed to lean into that advantage. Future residents will be close to Yas Mall, SeaWorld, and Warner Bros. World, as well as Yas Marina Circuit and the island's established residential communities. Zayed International Airport is reported to be around 13 to 15 minutes away, keeping the community well connected for both residents and visitors.

This kind of connectivity has historically been one of the reasons Yas Island communities have held buyer interest. Residents are rarely more than a short drive from a major attraction, a retail destination or a transport link, and Yas Point appears to have been designed with that same logic in mind.

Lea Park and the Walk to the Water

Beyond the list of amenities, Aldar has placed a clear design idea at the centre of Yas Point: a direct connection between Lea Park and the waterfront. Landscaped pathways, neighbourhood gardens and shaded outdoor areas are intended to guide residents from inland green space toward the beach, rather than treating the two as separate parts of the community.

This focus on walkability extends to the promenade, which is being positioned as the social heart of the district. Plans include beachside cafés, dining, and retail, along with space for kayaking, windsurfing and other open water activities. The idea is that the waterfront becomes part of daily life for residents, not just a backdrop reserved for weekends.

Timing and What Remains Unconfirmed

As of now, Aldar has not formally announced starting prices, payment plans, or handover dates for Yas Point. That has not stopped the project from generating early interest, with some sales channels already circulating indicative pricing for specific residential phases within the wider masterplan, starting from around AED 1.65 million for studios and AED 2.2 million for one-bedroom units, along with an early-stage payment structure. Prospective buyers should treat any figures circulating ahead of an official Aldar announcement with caution and confirm details directly with authorised sales channels once the developer releases formal pricing.

Why Yas Point Is Drawing Attention

Comparisons are already being drawn between Yas Point and the island's earlier growth phases, particularly the period before Ferrari World opened, when early buyers benefited from the island's transformation into a global entertainment hub. Whether Yas Point follows a similar trajectory will depend on factors that are still unfolding, including the pace of construction, the eventual pricing structure and the timelines for Disney Abu Dhabi and Sphere Abu Dhabi.

What is clear is that Aldar is positioning Yas Point as more than another residential launch. With a beachfront location, a five-star resort, an international school and a design built around walkability and access to the water, it represents one of the more ambitious additions to Yas Island in recent years. For buyers and investors tracking the island's next phase of growth, it is a project worth watching closely as further details are released.
